Driveways

Concrete, paver and asphalt driveway installation and replacement with proper sub-base, reinforcement and drainage to local code.

Overview

Driveways done right the first time

A Florida driveway takes sun, rain and vehicle weight every day, and it fails at the sub-base, not the surface. Brothers Remodelers installs and replaces driveways under one Florida Certified General Contractor license, preparing the sub-base, setting reinforcement and drainage, and finishing the surface so it sheds water and holds up to Florida conditions.

Service options & benefits

Concrete driveways
A poured concrete driveway is durable and low-maintenance. Proper sub-base, reinforcement and control joints are what prevent cracking in a Florida climate.
Paver driveways
Concrete pavers offer a decorative look and can be lifted and reset if needed. They need a properly compacted base to stay level.
Asphalt driveways
Asphalt is a cost-effective surface that handles vehicle load well and needs periodic sealing in the Florida sun.
Driveway extensions and aprons
Widening a driveway or replacing the apron at the right-of-way often requires a permit and meets municipal standards.

Our driveways process

  1. Step 01

    Inspection & estimate

We inspect the existing driveway and sub-base, confirm drainage and setbacks, and return a line-item proposal.

  2. Step 02

    Permits & procurement

We file any required permit and order concrete, pavers or asphalt and base materials.

  3. Step 03

    Removal & sub-base

The old surface comes out and the sub-base is compacted and graded with proper drainage.

  4. Step 04

    Reinforcement & pour

Concrete is reinforced and poured with control joints, or pavers are set on a compacted base.

  5. Step 05

    Finish & inspection

The surface is finished and cured, and any required inspection is scheduled.

Florida considerations

Building in the Tampa Bay and Sarasota region comes with conditions that affect scope, cost and permitting. These are the issues that most often affect driveways projects here.

Sub-base and drainage

Florida sandy soils and heavy rain make sub-base compaction and drainage the difference between a driveway that lasts and one that cracks. We prepare both.

Heat and surface

Florida sun heats dark surfaces; lighter concrete and pavers stay cooler and reflect heat. Control joints manage thermal movement.

Right-of-way and aprons

Driveway aprons and extensions often fall under municipal right-of-way rules and require a permit. We confirm what applies to your address.

What affects the cost of driveways

Every estimate is built from the same line items. Knowing what drives them helps you compare bids fairly and decide where to invest.

Size and square footage
Cost scales with the area replaced or installed. A longer or wider driveway means more excavation, base material and surface — square footage is the baseline.
Surface material
Concrete is durable and low-maintenance, pavers offer a decorative look, and asphalt is cost-effective. Each surface carries different material and labor costs and a different maintenance profile.
Sub-base and drainage
Florida sandy soils and heavy rain make sub-base compaction and drainage the difference between a driveway that lasts and one that cracks. Grading and drainage are priced into the base work, not added later.
Reinforcement and control joints
Concrete driveways need reinforcement and properly placed control joints to manage thermal movement and prevent cracking. Skipping these is what causes most driveway failure.
Extensions and aprons
Widening a driveway or replacing the apron at the right-of-way often requires a permit and must meet municipal standards. We confirm what applies to your address.
Permits and inspections
A full replacement or extension often requires a permit, especially at the right-of-way. Fees vary by city and county and are part of the written estimate.

After a walkthrough and scope conversation, we return a written line-item proposal — usually within five business days. Allowances for owner-selected finishes are stated plainly, and payments follow completed milestones. See how owners fund projects on our financing page.

Permits and inspections

Driveways work in Florida is governed by the Florida Building Code. If you live inside city limits — Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton — the permit runs through the city’s building department. In unincorporated areas it goes through the county. Each department sets its own review times and inspection windows, which is why we file early and order long-lead materials during pre-construction.

We schedule every required inspection and keep the records in your closeout package, alongside sign-offs and warranty documents. Read more about our licensing, insurance and site safety standards.

How to choose a driveways contractor

The contractor you hire matters more than any single finish. Before signing, confirm the following:

  • Verify the license. A Florida Certified General Contractor (CGC) number can be confirmed through the state DBPR online license check. Ours is CGC1535875.
  • Ask for certificates of insurance. General liability and workers' compensation should be sent directly to your HOA, lender or landlord — not handed over as a photocopy.
  • Require a line-item proposal. Fixed pricing with stated allowances lets you compare bids on equal terms and exposes where money is hidden in a single lump sum.
  • Confirm who supervises the site. A dedicated superintendent on site — not a project manager juggling ten jobs by phone — is what keeps a project on schedule.
  • Get the warranty in writing. Workmanship coverage and manufacturer warranties should be documented in a closeout package at handover, not promised verbally.

Questions we get asked

Do I need a permit to replace a driveway in Florida?

A full replacement or an extension often requires a permit, especially where it meets the right-of-way. We confirm what applies to your address and file where required.

How long does a driveway take to build?

A typical residential driveway is completed in a few days, plus curing time for concrete before it can be driven on. We give you a written schedule.

Concrete, pavers or asphalt — which is best?

Concrete is durable and low-maintenance, pavers offer a decorative look, and asphalt is cost-effective. The right choice depends on budget, look and how the driveway is used.

Why do driveways crack in Florida?

Most cracking comes from a poorly prepared sub-base, inadequate drainage or missing control joints — not the surface itself. We address all three.

Can you widen my driveway?

Yes, as a permitted project. Widening often meets municipal right-of-way standards, which we confirm for your address.

Do you also build walkways?

Yes. Walkways, aprons and patio slabs are part of the same concrete and paver work.
