Pools
Swimming pool construction and pool deck work coordinated under one permit set, built to Florida Building Code with required safety barriers.
Overview
Pools done right the first time
A backyard pool is one of the largest investments a Florida homeowner can make, and it has to be engineered, permitted and built to code from the ground up. Brothers Remodelers coordinates pool construction and pool deck work under one Florida Certified General Contractor license, managing excavation, shell, plumbing, electrical and the surrounding deck so the project moves in one sequence under one permit set.

Service options & benefits
- Concrete (gunite) pools
- A concrete pool is built on site and can be shaped to any design. It is the most durable and most customizable option for a Florida backyard.
- Pool decks and coping
- The deck and coping around the pool set the look and the safety of the space. We install concrete, paver and stone decks with proper drainage and slip resistance.
- Pool resurfacing
- For existing pools, resurfacing the shell and replacing tile and coping extends the pool’s life without a full rebuild.
- Screen enclosures
- A screened enclosure keeps debris and insects out and is common on Florida pools; we coordinate the enclosure with the deck and pool.
Our pools process
- Step 01
Design & estimate
We lay out the pool, confirm setbacks and access, and return a line-item proposal that includes the shell, plumbing, electrical, deck and safety barriers.
- Step 02
Permits & engineering
We file the building permit with engineered drawings and coordinate the plumbing, electrical and barrier permits.
- Step 03
Excavation & shell
The pool is excavated and the shell is formed and built to the engineer’s drawings.
- Step 04
Plumbing, electrical & deck
Licensed subcontractors install pool plumbing and electrical, and the deck and coping are poured or set around the shell.
- Step 05
Safety barriers & inspection
Code-compliant safety barriers are installed, and the final inspections are scheduled before the pool is filled.
Florida considerations
Building in the Tampa Bay and Sarasota region comes with conditions that affect scope, cost and permitting. These are the issues that most often affect pools projects here.
Florida Building Code residential pools
Residential pools are governed by a specific section of the Florida Building Code covering barriers, drains, electrical bonding and setbacks. We build to those requirements.
Safety barriers
A code-compliant barrier (fence, screen enclosure or approved cover) is required and inspected before a pool can be filled. We include it in the scope.
Coastal and flood considerations
Coastal homes in Pinellas, Manatee and Sarasota may have soil, water-table or flood-zone conditions that affect pool engineering and drainage, which we confirm for your address.
What affects the cost of pools
Every estimate is built from the same line items. Knowing what drives them helps you compare bids fairly and decide where to invest.
- Pool size and shape
- Cost scales with the surface area and perimeter of the pool. A larger or freeform shape means more excavation, shotcrete, tile and finish material.
- Shell type
- A concrete (gunite) pool is the most durable and customizable option and is built on site. The shell is the structural backbone of the project and a major line item.
- Deck and coping material
- Concrete, paver and stone decks each carry different costs, as does the coping that edges the pool. The deck is often a large share of the budget and must drain properly.
- Plumbing and electrical
- Pool plumbing, pumps, filtration and the required electrical bonding are installed by licensed subcontractors. Equipment selection and the number of returns and drains affect the line item.
- Safety barriers and enclosure
- Florida Building Code requires a code-compliant barrier — fence, screen enclosure or approved cover — inspected before the pool can be filled. The barrier is part of the scope, not an afterthought.
- Permits and inspections
- A residential pool requires a building permit plus plumbing and electrical permits, and a final barrier inspection. Fees vary by city and county and are part of the written estimate.
After a walkthrough and scope conversation, we return a written line-item proposal — usually within five business days. Allowances for owner-selected finishes are stated plainly, and payments follow completed milestones. See how owners fund projects on our financing page.
Permits and inspections
Pools work in Florida is governed by the Florida Building Code. If you live inside city limits — Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton — the permit runs through the city’s building department. In unincorporated areas it goes through the county. Each department sets its own review times and inspection windows, which is why we file early and order long-lead materials during pre-construction.
We schedule every required inspection and keep the records in your closeout package, alongside sign-offs and warranty documents. Read more about our licensing, insurance and site safety standards.
How to choose a pools contractor
The contractor you hire matters more than any single finish. Before signing, confirm the following:
- Verify the license. A Florida Certified General Contractor (CGC) number can be confirmed through the state DBPR online license check. Ours is CGC1535875.
- Ask for certificates of insurance. General liability and workers' compensation should be sent directly to your HOA, lender or landlord — not handed over as a photocopy.
- Require a line-item proposal. Fixed pricing with stated allowances lets you compare bids on equal terms and exposes where money is hidden in a single lump sum.
- Confirm who supervises the site. A dedicated superintendent on site — not a project manager juggling ten jobs by phone — is what keeps a project on schedule.
- Get the warranty in writing. Workmanship coverage and manufacturer warranties should be documented in a closeout package at handover, not promised verbally.
