Pergolas

Custom pergolas and outdoor shade structures, engineered and anchored to Florida wind code and built from weather-resistant materials.

Overview

Pergolas done right the first time

A pergola extends a Florida home into the yard, creating shade and outdoor living space. Brothers Remodelers builds custom pergolas and shade structures under one Florida Certified General Contractor license, anchoring posts to a proper footing, sizing the structure to wind code, and using materials that hold up to sun, rain and salt air.

Service options & benefits

Wood pergolas
Pressure-treated southern yellow pine or cedar is the traditional choice, painted or stained to match the home. Proper footing and anchoring are what keep it standing in a storm.
Low-maintenance pergolas
Composite and aluminum pergolas resist rot and insects and need less upkeep in a humid Florida climate.
Attached vs. freestanding
A pergola can tie into the home’s structure or stand free in the yard. The configuration affects engineering, flashing and permitting.
Shade and accessories
Adjustable slats, screens, ceiling fans and lighting turn a pergola into a usable outdoor room.

Our pergolas process

  1. Step 01

    Design & estimate

We lay out the pergola, confirm attachment and footings, and return a line-item proposal with material options.

  2. Step 02

    Permits & engineering

Where required, we file a permit with engineered anchoring for the wind zone.

  3. Step 03

    Footings & framing

Posts are set in engineered footings and anchored, then the beams, rafters and slats are framed to code.

  4. Step 04

    Finish & accessories

The structure is painted or stained, and fans, lighting or screens are installed.

  5. Step 05

    Inspection & closeout

Any required inspection is scheduled, and the structure is cleaned and handed over.

Florida considerations

Building in the Tampa Bay and Sarasota region comes with conditions that affect scope, cost and permitting. These are the issues that most often affect pergolas projects here.

Wind-load anchoring

A pergola is a sail in a Florida storm. Posts must be anchored to engineered footings sized for the wind zone, which we confirm for your address.

Rot and insect resistance

Florida humidity and termites attack wood. Pressure-treated or naturally resistant species, proper sealing and post anchoring extend the structure’s life.

Permitting

Larger or attached pergolas often require a permit. We confirm what applies to your project and file where required.

What affects the cost of pergolas

Every estimate is built from the same line items. Knowing what drives them helps you compare bids fairly and decide where to invest.

Size and configuration
Cost scales with the footprint and whether the pergola is attached to the home or freestanding. An attached pergola ties into the home’s structure and needs flashing; a freestanding one needs independent footings.
Material choice
Pressure-treated wood is cost-effective and traditional; cedar, composite and aluminum options resist rot and insects and need less upkeep in a humid climate but cost more.
Footings and wind anchoring
A pergola is a sail in a Florida storm. Posts must be anchored to engineered footings sized for the wind zone, which we confirm for your address. Proper anchoring is the detail that matters most.
Shade and accessories
Adjustable slats, screens, ceiling fans and lighting turn a pergola into a usable outdoor room. Each accessory adds to the line item and may require an electrical permit.
Finish
Painting or staining a wood pergola is a separate step, as is sealing to protect against Florida humidity and UV. Composite and aluminum options reduce ongoing finish cost.
Permits and inspections
Larger or attached pergolas often require a permit; small freestanding structures may not. We confirm what applies and file where required.

After a walkthrough and scope conversation, we return a written line-item proposal — usually within five business days. Allowances for owner-selected finishes are stated plainly, and payments follow completed milestones. See how owners fund projects on our financing page.

Permits and inspections

Pergolas work in Florida is governed by the Florida Building Code. If you live inside city limits — Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton — the permit runs through the city’s building department. In unincorporated areas it goes through the county. Each department sets its own review times and inspection windows, which is why we file early and order long-lead materials during pre-construction.

We schedule every required inspection and keep the records in your closeout package, alongside sign-offs and warranty documents. Read more about our licensing, insurance and site safety standards.

How to choose a pergolas contractor

The contractor you hire matters more than any single finish. Before signing, confirm the following:

  • Verify the license. A Florida Certified General Contractor (CGC) number can be confirmed through the state DBPR online license check. Ours is CGC1535875.
  • Ask for certificates of insurance. General liability and workers' compensation should be sent directly to your HOA, lender or landlord — not handed over as a photocopy.
  • Require a line-item proposal. Fixed pricing with stated allowances lets you compare bids on equal terms and exposes where money is hidden in a single lump sum.
  • Confirm who supervises the site. A dedicated superintendent on site — not a project manager juggling ten jobs by phone — is what keeps a project on schedule.
  • Get the warranty in writing. Workmanship coverage and manufacturer warranties should be documented in a closeout package at handover, not promised verbally.

Questions we get asked

Do I need a permit to build a pergola in Florida?

Larger or attached pergolas often require a permit; small freestanding structures may not. We confirm what applies to your project and file where required.

How long does a pergola take to build?

A typical residential pergola is built in one to two weeks after materials and permits are in place. We give you a written schedule.

Will a pergola survive a Florida storm?

When posts are anchored to engineered footings sized for the wind zone, a pergola stands up to Florida weather. Proper anchoring is the detail that matters most.

What material should I choose?

Pressure-treated wood is cost-effective and traditional; cedar and composite or aluminum options need less upkeep in a humid climate. We help you weigh the trade-offs at the estimate.

Can you attach a pergola to my house?

Yes, as a permitted project. An attached pergola ties into the home’s structure and needs proper flashing so it does not create a roof leak.

Can you add lighting and fans?

Yes. Ceiling fans, lighting and screens are installed as part of the structure, coordinated with any required electrical permit.
