Windows

Impact-rated and energy-efficient window replacement for Florida homes, installed to wind-code and Florida energy requirements.

Overview

Windows done right the first time

In Florida, a window is a storm barrier, an energy feature and a security layer all at once. Brothers Remodelers replaces residential windows under one Florida Certified General Contractor license, sizing openings correctly, flashing them to keep water out of the wall cavity, and matching the glazing to your wind zone so the installation passes inspection and performs in a storm.

Service options & benefits

Impact-rated windows
Laminated impact glazing is designed to resist wind-borne debris and is required in wind-borne debris regions unless other approved storm protection is in place.
Energy-efficient glazing
Low-E coatings and insulated glass reduce heat gain and cooling load, which matters in a Florida climate. We match the glass to the energy code for your area.
Window styles
Single-hung, double-hung, sliding, casement, awning and fixed picture windows are available, sized to your openings and the look of the home.
Storm protection
Where impact windows are not selected, we can coordinate approved storm panels or shutters to meet wind-borne debris requirements.

Our windows process

  1. Step 01

    Measurement & selection

We measure every opening, confirm the wind zone for your address, and help you choose impact-rated or energy-efficient glazing and a window style.

  2. Step 02

    Permits & ordering

We file the window permit and order custom-sized windows so they arrive ready to install, with no field cutting that weakens the frame.

  3. Step 03

    Removal & prep

Old windows come out and the rough opening is inspected, repaired if needed, and prepped with proper flashing before the new unit goes in.

  4. Step 04

    Installation & flashing

Windows are set level and plumb, sealed, and flashed so water is directed out of the wall cavity — the step that prevents most window leaks.

  5. Step 05

    Trim & inspection

Interior and exterior trim is finished, the site is cleaned, and the final inspection is scheduled.

Florida considerations

Building in the Tampa Bay and Sarasota region comes with conditions that affect scope, cost and permitting. These are the issues that most often affect windows projects here.

Wind-borne debris regions

Homes in wind-borne debris regions need impact-rated windows or approved storm protection. Whether your address is in that region drives the glazing and the cost, and we confirm it during pre-construction.

Florida energy code

Window performance (U-factor and Solar Heat Gain Coefficient) is governed by the Florida energy code. The right glass lowers cooling costs and passes inspection.

Water management

Florida wind-driven rain tests every window. Proper flashing and sealant — not just the window itself — are what keep water out of the wall.

What affects the cost of windows

Every estimate is built from the same line items. Knowing what drives them helps you compare bids fairly and decide where to invest.

Number of windows
Cost scales directly with the number of openings replaced. Each window is custom-sized to its rough opening, so the count is the baseline for material and labor.
Impact-rated vs. standard glazing
Impact-rated laminated glass costs more than standard glass but is required in wind-borne debris regions unless other approved storm protection is in place. Whether your address is in that region drives the glazing and the cost.
Window style and material
Single-hung, double-hung, casement, sliding and fixed windows each carry different costs, as do vinyl, aluminum and composite frames. Style and frame are chosen against the look of the home and the budget.
Frame prep and flashing
Removing the old window and prepping the rough opening — repairing rot, installing flashing and sealing the threshold — is the labor that prevents leaks. Skipping it is what causes most window failures.
Energy-code glazing
Low-E coatings and insulated glass reduce heat gain and must meet Florida energy code. Higher-performance glass costs more but can lower cooling load.
Permits and inspections
Window replacement generally requires a permit and inspection. Permit fees vary by city and county and are part of the written estimate.

After a walkthrough and scope conversation, we return a written line-item proposal — usually within five business days. Allowances for owner-selected finishes are stated plainly, and payments follow completed milestones. See how owners fund projects on our financing page.

Permits and inspections

Windows work in Florida is governed by the Florida Building Code. If you live inside city limits — Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton — the permit runs through the city’s building department. In unincorporated areas it goes through the county. Each department sets its own review times and inspection windows, which is why we file early and order long-lead materials during pre-construction.

We schedule every required inspection and keep the records in your closeout package, alongside sign-offs and warranty documents. Read more about our licensing, insurance and site safety standards.

How to choose a windows contractor

The contractor you hire matters more than any single finish. Before signing, confirm the following:

  • Verify the license. A Florida Certified General Contractor (CGC) number can be confirmed through the state DBPR online license check. Ours is CGC1535875.
  • Ask for certificates of insurance. General liability and workers' compensation should be sent directly to your HOA, lender or landlord — not handed over as a photocopy.
  • Require a line-item proposal. Fixed pricing with stated allowances lets you compare bids on equal terms and exposes where money is hidden in a single lump sum.
  • Confirm who supervises the site. A dedicated superintendent on site — not a project manager juggling ten jobs by phone — is what keeps a project on schedule.
  • Get the warranty in writing. Workmanship coverage and manufacturer warranties should be documented in a closeout package at handover, not promised verbally.

Questions we get asked

Do I need a permit to replace windows in Florida?

Yes, window replacement generally requires a permit and inspection, filed with your city or county building department. We handle the filing and schedule the inspection.

Do I need impact windows?

If your home is in a wind-borne debris region, building code requires either impact-rated windows or approved storm protection for each opening. We confirm whether your address is in that region at the estimate.

How long does window replacement take?

Installation time depends on the number of windows, but most residential projects are completed in one to three days of active work after the windows are delivered.

Will new windows lower my energy bill?

Energy-efficient glazing with Low-E coatings reduces heat gain, which can lower cooling load. The actual savings depend on the home, the existing windows, and how the new glass is specified.

Can you replace windows in a stucco or block home?

Yes. Most Florida homes are concrete block with stucco, and we flash and seal the new window into that wall assembly so it stays watertight.

Do you work in HOA communities?

Yes. We carry the insurance certificates most associations require and work within HOA alteration agreements and approved-product rules.
