Doors

Exterior and interior door replacement, including impact-rated entry doors, French doors and patio doors installed to Florida wind code.

Overview

Doors done right the first time

An exterior door in Florida is a structural and weather barrier first and a style choice second. Brothers Remodelers replaces entry, patio and interior doors under one Florida Certified General Contractor license, sizing the opening, flashing the frame, and matching the door and hardware to your wind zone so it seals, locks and passes inspection.

Service options & benefits

Impact-rated entry doors
Impact-rated doors resist wind-borne debris and forced entry, and are required in wind-borne debris regions unless other approved storm protection is in place.
French and sliding patio doors
Patio doors open the home to a lanai or yard. Impact-rated versions are available for homes in wind-borne debris regions.
Interior doors
Interior door replacement updates the look and improves operation, with options for solid-core sound control and consistent hardware.
Garage doors
A wind-rated garage door is one of the largest openings in a Florida home and a common storm failure point; we coordinate replacement where needed.

Our doors process

  1. Step 01

    Measurement & selection

We measure the opening, confirm the wind zone, and help you choose an impact-rated or standard door, hardware and finish.

  2. Step 02

    Permits & ordering

We file the permit and order the door sized to the opening so it installs without weakening the frame.

  3. Step 03

    Removal & frame prep

The old door comes out and the frame is inspected, repaired if needed, and prepped with flashing and a proper threshold.

  4. Step 04

    Installation & sealing

The door is set level and plumb, weather-stripped, and sealed so wind-driven rain stays outside.

  5. Step 05

    Hardware & inspection

Locks and hardware are installed, trim is finished, and the final inspection is scheduled.

Florida considerations

Building in the Tampa Bay and Sarasota region comes with conditions that affect scope, cost and permitting. These are the issues that most often affect doors projects here.

Wind-borne debris regions

Exterior doors in wind-borne debris regions must be impact-rated or protected by approved storm protection. We confirm your zone at the estimate.

Threshold and water management

Florida rain and wind test every threshold. A properly flashed threshold and seal are what keep water from driving under the door in a storm.

Energy code

Exterior doors contribute to the home’s energy performance; the door and weatherstripping must meet Florida energy code.

What affects the cost of doors

Every estimate is built from the same line items. Knowing what drives them helps you compare bids fairly and decide where to invest.

Impact-rated vs. standard
Impact-rated entry and patio doors resist wind-borne debris and forced entry, and are required in wind-borne debris regions unless other approved storm protection is in place. The glazing rating is a major cost driver.
Door material and style
Fiberglass, steel and wood doors carry different price points, as do French doors, sliding patio doors and custom entry systems. Material is chosen against exposure, style and budget.
Frame prep and threshold
A door that does not seal fails in a Florida storm. Frame repair, a properly flashed threshold and weatherstripping are the labor that keeps wind-driven rain outside.
Hardware and smart locks
Hardware, locksets and smart-lock prep add to the line item. We prep for and install the hardware you choose as part of the door installation.
Enlarging or moving an opening
Changing an opening in a concrete block wall typically needs an engineered lintel or beam. That structural work is priced up front from the drawings, never as a surprise.
Permits and inspections
Exterior door replacement generally requires a permit and inspection; interior doors usually do not. Permit fees vary by city and county and are part of the written estimate.

After a walkthrough and scope conversation, we return a written line-item proposal — usually within five business days. Allowances for owner-selected finishes are stated plainly, and payments follow completed milestones. See how owners fund projects on our financing page.

Permits and inspections

Doors work in Florida is governed by the Florida Building Code. If you live inside city limits — Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton — the permit runs through the city’s building department. In unincorporated areas it goes through the county. Each department sets its own review times and inspection windows, which is why we file early and order long-lead materials during pre-construction.

We schedule every required inspection and keep the records in your closeout package, alongside sign-offs and warranty documents. Read more about our licensing, insurance and site safety standards.

How to choose a doors contractor

The contractor you hire matters more than any single finish. Before signing, confirm the following:

  • Verify the license. A Florida Certified General Contractor (CGC) number can be confirmed through the state DBPR online license check. Ours is CGC1535875.
  • Ask for certificates of insurance. General liability and workers' compensation should be sent directly to your HOA, lender or landlord — not handed over as a photocopy.
  • Require a line-item proposal. Fixed pricing with stated allowances lets you compare bids on equal terms and exposes where money is hidden in a single lump sum.
  • Confirm who supervises the site. A dedicated superintendent on site — not a project manager juggling ten jobs by phone — is what keeps a project on schedule.
  • Get the warranty in writing. Workmanship coverage and manufacturer warranties should be documented in a closeout package at handover, not promised verbally.
