Architectural shingles
The most common Florida residential roof. Cost-effective, available in wind-rated profiles, and quick to install once the deck is sound.
Standing-seam metal
Long-lived and highly wind-resistant, metal handles Florida heat and storms well and is increasingly popular for coastal homes.
Concrete and clay tile
Durable and traditional for Florida Mediterranean-style homes, but heavy — the roof structure must be evaluated before a tile roof is installed.
Roof repair
When a full replacement is not warranted, targeted repair of damaged flashing, missing shingles or a localized leak can extend the roof’s service life.

    We inspect the roof, document the deck and flashing condition, and tell you honestly whether a repair or a full replacement is the right call.

    Material selection

    Shingle, metal or tile is chosen against your wind zone, budget and the structural capacity of the roof, with the finish roofing and underlayment specified together.

  3. Step 03

    Permits & procurement

    We file the roofing permit with the city or county and order materials so the tear-off and install happen back to back with no exposed deck left overnight.

  4. Step 04

    Tear-off & deck prep

    The old roof comes off, the decking is inspected and any rotted sheathing is replaced before the water barrier goes down.

  5. Step 05

    Install & closeout

    Underlayment, flashing and finish roofing are installed to code, the site is cleaned and magnet-swept for nails, and the final inspection is scheduled.

Florida considerations

Building in the Tampa Bay and Sarasota region comes with conditions that affect scope, cost and permitting. These are the issues that most often affect roofing projects here.

Wind-rated assemblies

Florida Building Code sets wind-load requirements that vary by wind zone and exposure. The roofing system — underlayment, fasteners and edge metal — must be rated for your location, which we confirm for your address during pre-construction.

Secondary water barrier

A self-adhered secondary water barrier over the deck adds protection if the finish roofing is lost in a storm. It is required in the High-Velocity Hurricane Zone and recommended across the Gulf Coast.

Impact and sun exposure

Gulf Coast roofs take intense UV and salt air. Material choice, proper attic ventilation and flashing detail all affect how long the roof lasts in this climate.

What affects the cost of roofing

Every estimate is built from the same line items. Knowing what drives them helps you compare bids fairly and decide where to invest.

Roof size and pitch
A larger roof and a steeper pitch mean more material and slower, safety-constrained installation. We measure the actual square footage and pitch before pricing.
Material choice
Architectural shingles are the most cost-effective; standing-seam metal and concrete or clay tile cost more and last longer. Tile also requires a structure rated for the added weight, which we evaluate before pricing.
Deck condition
Rotting or damaged decking found during tear-off must be replaced before the underlayment goes down. We inspect the deck and flag any repair before the work continues.
Underlayment and secondary water barrier
A self-adhered secondary water barrier over the deck adds storm protection and is required in the High-Velocity Hurricane Zone. It is a meaningful line item we recommend across the Gulf Coast.
Wind-rated fasteners and edge metal
Florida Building Code requires the roofing system — fasteners, underlayment and edge metal — to be rated for your wind zone. The edge metal detail is a common storm failure point and is part of the assembly.
Permits and inspections
A roof replacement requires a permit and a final inspection. Permit fees vary by city and county and are part of the written estimate.

Permits and inspections

Roofing work in Florida is governed by the Florida Building Code. If you live inside city limits — Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton — the permit runs through the city’s building department. In unincorporated areas it goes through the county. Each department sets its own review times and inspection windows, which is why we file early and order long-lead materials during pre-construction.

How to choose a roofing contractor

The contractor you hire matters more than any single finish. Before signing, confirm the following:

  • Verify the license. A Florida Certified General Contractor (CGC) number can be confirmed through the state DBPR online license check. Ours is CGC1535875.
  • Ask for certificates of insurance. General liability and workers' compensation should be sent directly to your HOA, lender or landlord — not handed over as a photocopy.
  • Require a line-item proposal. Fixed pricing with stated allowances lets you compare bids on equal terms and exposes where money is hidden in a single lump sum.
  • Confirm who supervises the site. A dedicated superintendent on site — not a project manager juggling ten jobs by phone — is what keeps a project on schedule.
  • Get the warranty in writing. Workmanship coverage and manufacturer warranties should be documented in a closeout package at handover, not promised verbally.

Do I need a permit to replace a roof in Florida?

Yes. A roof replacement requires a permit and a final inspection, filed with your city’s building department if you live inside city limits or with the county in unincorporated areas. We handle the filing and schedule the inspection.

How long does a roof replacement take?

Most residential roof replacements are completed in one to three days of active work, depending on roof size, pitch and material. Tile and larger roofs take longer. We do not leave an exposed deck overnight.

Should I choose shingles, metal or tile?
