Roof Insulation
Attic and roof insulation upgrades, radiant barriers and ventilation improvements that meet Florida energy code and reduce cooling load.
Overview
Roof Insulation done right the first time
In Florida, the attic is where heat builds up and where cooling dollars leak out. Brothers Remodelers upgrades attic and roof insulation under one Florida Certified General Contractor license, adding insulation to the code R-value, installing radiant barriers, and improving attic ventilation so the home stays cooler and the HVAC runs less.
At a glance
- Typical timeline
- Most attic insulation and ventilation upgrades are completed in 1–2 days of active work.
- Permits required
- Permit where required; some insulation and air-sealing work does not require one.
- Main cost drivers
- Existing R-value, insulation type, radiant barrier, air sealing, ventilation.
- Warranty
- Two-year workmanship warranty plus manufacturer coverage on installed products.
What is included
- Attic insulation inspection and R-value assessment
- Batt, blown-in and spray foam insulation
- Radiant barrier installation
- Attic ventilation and intake/exhaust balancing
- Air sealing of penetrations and top plates
- Energy code compliance documentation
Service options & benefits
- Blown-in insulation
- Loose-fill fiberglass or cellulose is blown over the existing ceiling to bring the attic up to the code R-value, filling gaps around joists and wiring.
- Spray foam
- Closed- or open-cell spray foam at the roof deck conditions the attic and seals air leaks, which can dramatically reduce heat gain in a Florida home.
- Radiant barriers
- A radiant barrier under the roof deck reflects heat away from the attic, lowering attic temperature and reducing cooling load.
- Ventilation upgrades
- Balanced intake and exhaust ventilation removes hot, humid air from the attic and extends the life of the roof and HVAC equipment.
Our roof insulation process
- Step 01
Inspection & estimate
We inspect the attic, measure the existing insulation R-value, check ventilation and air leaks, and return a line-item proposal.
- Step 02
Permits & procurement
We file any required permit and order insulation and ventilation materials.
- Step 03
Air sealing
Penetrations, top plates and gaps are air-sealed before insulation is added, so conditioned air does not escape into the attic.
- Step 04
Insulation & barrier
Insulation is installed to the code R-value, and a radiant barrier is added under the roof deck where specified.
- Step 05
Ventilation & closeout
Ventilation is balanced, the area is cleaned, and any required inspection is scheduled.
Florida considerations
Building in the Tampa Bay and Sarasota region comes with conditions that affect scope, cost and permitting. These are the issues that most often affect roof insulation projects here.
Florida energy code R-values
Ceiling insulation R-values are set by the Florida energy code. Bringing an older attic up to code is one of the most cost-effective energy upgrades in a Florida home.
Radiant heat gain
A radiant barrier under the roof deck reflects radiant heat away from the attic, which lowers attic temperature and reduces the load on the HVAC system.
Humidity and ventilation
Poor attic ventilation traps hot, humid air that can damage the roof deck and shorten shingle life. Balanced intake and exhaust ventilation is part of a complete upgrade.
What affects the cost of roof insulation
Every estimate is built from the same line items. Knowing what drives them helps you compare bids fairly and decide where to invest.
- Existing R-value and attic access
- An older attic with little insulation and poor access costs more to bring to code. We measure the existing R-value and confirm access before pricing.
- Insulation type
- Blown-in fiberglass or cellulose is the most cost-effective way to reach the code R-value. Closed- or open-cell spray foam at the roof deck costs more but conditions the attic and seals air leaks.
- Radiant barrier
- A radiant barrier under the roof deck reflects heat away from the attic and lowers cooling load. It is an add-on line item we recommend where the attic runs hot.
- Air sealing
- Penetrations, top plates and gaps should be air-sealed before insulation is added. Skipping this step lets conditioned air escape into the attic and undermines the upgrade.
- Ventilation upgrades
- Balanced intake and exhaust ventilation removes hot, humid air and extends roof and equipment life. Adding or balancing vents is a separate line item.
- Permits and inspections
- Some insulation and air-sealing work requires a permit and inspection; other work does not. We confirm what applies to your project and file where required.
After a walkthrough and scope conversation, we return a written line-item proposal — usually within five business days. Allowances for owner-selected finishes are stated plainly, and payments follow completed milestones. See how owners fund projects on our financing page.
Permits and inspections
Roof Insulation work in Florida is governed by the Florida Building Code. If you live inside city limits — Tampa, St. Petersburg, Clearwater, Sarasota, Bradenton — the permit runs through the city’s building department. In unincorporated areas it goes through the county. Each department sets its own review times and inspection windows, which is why we file early and order long-lead materials during pre-construction.
We schedule every required inspection and keep the records in your closeout package, alongside sign-offs and warranty documents. Read more about our licensing, insurance and site safety standards.
How to choose a roof insulation contractor
The contractor you hire matters more than any single finish. Before signing, confirm the following:
- Verify the license. A Florida Certified General Contractor (CGC) number can be confirmed through the state DBPR online license check. Ours is CGC1535875.
- Ask for certificates of insurance. General liability and workers' compensation should be sent directly to your HOA, lender or landlord — not handed over as a photocopy.
- Require a line-item proposal. Fixed pricing with stated allowances lets you compare bids on equal terms and exposes where money is hidden in a single lump sum.
- Confirm who supervises the site. A dedicated superintendent on site — not a project manager juggling ten jobs by phone — is what keeps a project on schedule.
- Get the warranty in writing. Workmanship coverage and manufacturer warranties should be documented in a closeout package at handover, not promised verbally.

Questions we get asked
Do I need a permit to add insulation in Florida?
Some insulation and air-sealing work requires a permit and inspection; other work does not. We confirm what applies to your project and file where required.
How much insulation does my attic need?
The Florida energy code sets the minimum R-value for ceiling insulation. We measure what you have and tell you what is needed to reach code and improve comfort.
What is a radiant barrier?
A radiant barrier is a reflective material installed under the roof deck that reduces radiant heat transfer into the attic, lowering attic temperature and cooling load.
Is spray foam worth it in Florida?
Spray foam at the roof deck seals air leaks and conditions the attic, which can significantly reduce heat gain. It costs more than blown-in insulation, and we help you weigh the trade-offs at the estimate.
Will insulation lower my energy bill?
Bringing insulation up to code and sealing air leaks typically reduces cooling load. Actual savings depend on the home and the existing insulation. We do not guarantee specific savings.
Can you add insulation during a roof replacement?
Yes. A roof replacement is an efficient time to inspect and upgrade attic insulation and ventilation, and we can sequence both under one contract.
